Project Overview
We are seeking an experienced residential interior designer to develop and coordinate finish selections for a modern modular home currently in pre-production.
The goal is to deliver a clean, contemporary home with curated luxury touches, inspired by the aesthetic direction of 2804 Shenandoah Avenue in Charlotte, NC.

This role is focused strictly on finish selections and detailed specification — not architectural redesign.
Design Direction
The home should reflect a modern, warm contemporary style similar in tone and restraint to 2804 Shenandoah:
- Clean architectural lines
- Neutral layered palette
- Strong lighting composition
- Thoughtful contrast (fixtures, windows, hardware)
- Elevated feel through simplicity
- Intentional trim and casing details
The objective is to create architectural impact through proportion, trim profiles, and material cohesion — not excess ornamentation.
Scope of Work
Designer will be responsible for selecting and coordinating:
Interior Finishes
Flooring (engineered hardwood or appropriate alternative)
Tile selections (Floor & Decor)
Cabinet finishes (Spring Forest Cabinetry)
Countertops
Plumbing fixtures
Lighting fixtures
Interior paint palette
Interior doors (style selection)
Door casement profiles
Baseboard profiles and height
Trim details (window casing, crown if used, transitions)
Hardware coordination
Fireplace finish (if applicable)
Exterior Selections
Shingle color (CertainTeed Architectural)
Exterior lighting
Front door coordination
Trim & Molding Expectations
Designer should propose a modern trim strategy aligned with the Shenandoah reference aesthetic. This may include:
- Square or minimal casing profiles
- Taller baseboards (if budget allows)
- Reduced crown or simplified crown detail
- Clean window trim treatment
- Consistent reveal strategy
Selections must balance modern appearance with construction practicality.

Selections must align with:

Cabinetry: Spring Forest Cabinetry
Roofing: CertainTeed Architectural
Lighting / Plumbing / Doors: Designer to provide SKU and pricing
Designer must work within modular manufacturing constraints and approved vendor sourcing.
Budget & Cost Awareness
This project requires a designer who understands:
- Material pricing and cost per square foot
- Floor & Decor pricing structure
- Trim cost implications (height, profile, complexity)
- How to create luxury impact through proportion and detail — not just expensive materials
Designer must provide estimated pricing by category and flag selections that materially exceed reasonable construction targets.

2–3 revision rounds
