I’m an aspiring commercial real estate investor and development analyst working on off‑market commercial acquisitions, specifically land and underutilized commercial properties with redevelopment potential. I’m looking for a focused 60 minute consultation with someone who has real experience in commercial assignments, land deals, or redevelopment feasibility.
I’m not looking for long-term mentorship or a course. I need a short calibration session to confirm I’m structuring things correctly and to get practical insight from someone who has done this before.
What I need reviewed:
My approach to contacting owners
My contract structure (principal buyer with assignment rights)
My feasibility/packet structure
My workflow from feasibility → packet → assignment
What I’ve already completed:
One full feasibility/packet
One packet in progress
One seller conversation (gatekeeper)
A working research → feasibility → packet workflow
Basic zoning and redevelopment analysis
