Job Description
Epic Commercial Properties is hiring one Commercial Real Estate Acquisitions Principal focused on direct owner off market opportunities before properties ever reach the market.
Typical opportunities range from $5M to $20M primarily across industrial and multifamily assets.
We generate early stage conversations with property owners through outbound outreach.
Your role is simple.
Step into those conversations and move them to either a signed contract or a clear no.
This role requires real experience negotiating directly with property owners.
This is direct owner execution.
Not underwriting.
Not a support role.
What The Work Actually Is
You will re engage owners who have had an initial conversation with our outreach team.
These are not warm referrals.
They are not represented sellers.
They are not packaged deals.
You will rebuild the dialogue from near zero.
You will qualify debt, motivation, timing, and decision makers.
You will follow up over weeks or months until clarity exists.
Some weeks nothing moves.
That does not change the work.
In situations where an acquisition is not the right outcome, the conversation may evolve into a discreet off market sale with a small group of qualified buyers.
Compensation
100 percent performance based.
No salary.
No draw.
You are paid acquisition fees when deals close.
In select situations there may also be deal participation, equity carry, or the opportunity to participate in deals as an LP. These are situational and earned over time.
