About the position
The Real Estate & Facilities Management ("REFM") Sr. Director, Americas will be a key member of the senior leadership team. Reporting to the
Senior Vice President, Chief Operation Officer for Americas and a dotted line to the
Senior Vice President Global Real Estate; this role serves as his partner and right-hand extension. This position will offer flexibility for hybrid work schedules to include both in-office presence and telecommute / virtual work and can be based from a variety of US locations.
This REFM Sr. Director must possess three major attributes to effectively serve as the proxy for the SVP, Head of Global Real Estate: 1) Strategic portfolio optimization perspectives 2) Exceptional analytical and finance skills 3) Strong executive communication and relationship management skills. The successful candidate manages multiple simultaneous projects well by mitigating risk, possessing superior time management skills, and effectively sequencing voluminous deadlines pertaining to lease expirations, tenant improvements and various time sensitive submittals.
Effective partnering with key stakeholders across the organization including corporate finance executives and business unit leaders to create value and sustainability while supporting the diverse needs of the highly innovative workforce is paramount. Responsibilities • Define a vision and strategy for REFM that fully aligns with AECOM's strategy and core values. • Establish an operating model that will deliver consistent, compliant and scalable REFM practices across corporate, affiliate and project locations.
• Develop a strong REFM team with clear roles and responsibilities. • Provide clear direction against an aligned set of REFM objectives. • Build a sustainable culture of high performance and value creation. • Develop and implement a robust set of REFM policies, standards and operating procedures to support the business. • Embed process discipline. • Define and implement appropriate program metrics to ensure high performance and value from managed service providers as well as internal teams. • Establish effective governance to ensure real estate decisions are fully informed and value-driven.
• Manage and optimize AECOM's North American footprint through proactive lifecycle management while maintaining strategic alignment with the company vision. • Establish long term roadmaps for all AECOM North America sites. • Manage REFM spend and build long term operating plans. • Embed fiscal discipline and value management in all activities. • Create a suite of management reports leveraging key data sources for transparency of KPIs such as site utilization, bolthires benchmarks and vendor performance metrics.
• Oversee all real estate transactions and maintain thorough knowledge of all aspects of real estate obligations, risks & opportunities. • Engage regularly with executive management as part of decision making processes and provide robust analyses to support all real estate decisions. • Ensure that all real estate strategies support the needs of AECOM's functional groups. • Oversee the development and implementation of AECOM's workplace strategies. • Maintain close alignment with AECOM functional leaders to ensure that strategies optimize bolthires while also supporting AECOM's values and ways of working.
• Oversee capital project planning and delivery. • Ensure capital programs are managed on time/on budget and deliver maximal value for AECOM. • Employ a robust end-to-end capital management process. • Implement a strong vendor management process across all REFM disciplines. • Build relationships with vendors and drive value for money. • Address deficiencies and make selection decisions when needed. • Partner closely with procurement function to optimize our vendor program. • Optimize the framework for integrated facilities management (IFM).
• Implement and oversee managed services at larger sites. • Provide supporting policies, tools and systems to support IFM at smaller sites, and leverage our outsourced business partners and regional service providers where appropriate. Requirements • BA/BS degree plus at least 14 years of progressive experience in corporate real estate and facilities management including at least 6 years of leadership experience, or demonstrated equivalency of experience and/or education. • Career track record of success and experience in a matrixed environment.
• Ability to build relationships and work effectively with internal clients and external advisors. • Well-developed organizational, time management, planning and prioritization skills. • Creative, innovative in the use of technology, and able to approach real estate from a fresh perspective. • A broad view toward the concept of work space (e.g. environmental footprint, design with a bias toward collaborative work space, etc.), and comfort with technology and change are key. • Team player that cultivates collaboration and leadership throughout the global real estate operation.
• Ability to travel up to 20%.
