Job Description
Blox Funding LLC is a growing business purpose loan (BPL) lender seeking an experienced
contract mortgage closer to handle doc prep, closing coordination, and funding for non-QM
investment property loans (DSCR, bridge, rental portfolio).
This is a remote, per-loan contract position. Compensation is $150-$300 per closed loan
depending on experience and complexity.
WHAT YOU'LL DO:
- Prepare closing packages using DocMagic (note, deed of trust, riders, PPP rider,
guaranty, assignment of rents)
- Coordinate closings with settlement agents, title companies, and closing attorneys across
multiple states
- Review title commitments and resolve title exceptions
- Prepare wire instructions and funding authorization packages
- Manage closing checklists and ensure all conditions are satisfied prior to docs
- Coordinate with warehouse lenders for draw requests and funding
- Ship closed loan files to investors
- Track trailing documents post-closing (recorded deed, final title policy)
- Work within Calyx Path LOS
REQUIRED:
- 3+ years mortgage closing experience
- DocMagic document preparation experience
- Understanding of business purpose / non-QM loan closings
- Knowledge of note, deed of trust, and rider preparation across multiple states
- Familiarity with warehouse line funding procedures
- Strong attention to detail
PREFERRED:
- Calyx Path LOS experience
- BPL/DSCR/bridge loan closing experience
- Multi-state closing experience (FL, TX, AZ, GA, NC, TN, CO, CA, NY)
- Experience shipping loans to non-QM investors
Volume is currently 5-10 loans/month and growing. Ideal for someone seeking flexible remote contract work.
Pay: From $35.00 per hour
