KORE1, a nationwide provider of staffing and recruiting solutions, has an immediate opening for a Fractional CFO - Real Estate Investment Platform | Institutional Capital & Fund Infrastructure About the Company Our client is an emerging real estate investment platform focused on multifamily housing located near major U.S. military installations. The firm is building a specialized investment strategy designed to serve military communities while developing a scalable institutional investment platform. As the organization prepares for institutional capital formation, it is actively building the governance, reporting, and compliance infrastructure necessary to meet the rigorous standards expected by institutional limited partners (LPs), fund administrators, and regulatory bodies. Leadership operates within a partnership-style executive model, emphasizing long-term value creation, ownership alignment, and collaborative decision-making. The company is intentionally building a leadership team motivated by mission, performance, and equity participation as the platform scales. The firm's long-term strategic roadmap includes expanding institutional capital partnerships, strengthening governance and investor reporting frameworks, and ultimately positioning the platform for a public REIT IPO within the next five years. The Opportunity We are seeking a Fractional Chief Financial Officer to architect and operationalize the financial infrastructure required to support institutional capital formation. This engagement will focus on building the compliance, reporting, and governance frameworks expected by institutional investors while helping prepare the platform for future capital markets activity. The immediate need is for a fractional CFO who can establish foundational financial structure, reporting discipline, and compliance architecture. Over time, the company expects to hire a full-time permanent CFO responsible for broader strategic financial leadership and long-term capital markets initiatives. In some cases, the fractional CFO may transition into the permanent role if they prove to be the right long-term fit. The fractional engagement therefore serves both as a near-term operational solution and a potential pathway into the long-term CFO position. While the fractional phase focuses on institutional readiness, financial governance, and operational finance infrastructure, the permanent role will expand to include capital markets strategy, institutional investor engagement, and sourcing additional LP equity as the firm scales. Core Responsibilities Institutional Readiness: Conduct a gap analysis of current financial operations and reporting capabilities against institutional investor standards and best practices. Compliance Architecture: Design and implement a roadmap supporting ILPA transparency frameworks, SOC 1/SOC 2 internal controls, and GIPS-compliant performance reporting. Policy Development: Draft and implement key governance documentation including valuation policies, allocation methodologies, and conflict-of-interest disclosures, leveraging modern tools and AI-assisted workflows where appropriate to streamline documentation development and internal policy management. Fund Accounting Infrastructure : Establish institutional-grade fund accounting frameworks, partnership reporting structures, and waterfall/distribution models suitable for institutional LP scrutiny. Investor Reporting: Develop quarterly reporting packages, capital account statements, and performance presentations aligned with institutional investor expectations. Financial Infrastructure Development: Build scalable financial systems, reporting processes, and compliance frameworks appropriate for an emerging institutional investment platform, including identifying opportunities to responsibly leverage automation and AI tools to improve efficiency across reporting, documentation, and internal workflows. Strategic Finance Partnership : Serve as a strategic advisor to the CEO and executive leadership team on capital structure, fund formation, financial governance, and institutional readiness initiatives. Leadership Collaboration: Work closely with executive leadership within a collaborative partnership-style governance model focused on long-term platform development. Qualifications 10+ years of senior finance leadership experience, including at least 5 years supporting real estate investment platforms, real estate funds, REOC/REIT structures, or private equity sponsors. Strong experience with institutional investor reporting, partnership structures, and governance standards required by institutional limited partners. Proven ability to build financial infrastructure, reporting discipline, and compliance frameworks within emerging or growth-stage investment platforms. Experience operating in entrepreneurial environments where financial systems, reporting processes, and governance frameworks must be designed and implemented from the ground up. Ability to operate autonomously while partnering closely with executive leadership on strategic financial decisions and institutional readiness initiatives. For the Permanent Role Deep military knowledge or direct military experience, with a strong understanding of the culture and needs of military communities preferred. Preferred CFA, CAIA, or MBA. Experience advising emerging managers or first-time fund sponsors preparing for institutional capital formation. Experience interfacing directly with institutional allocators including pension funds, endowments, sovereign wealth funds, and family offices. Familiarity with multifamily real estate, workforce housing, or military housing asset classes. Leadership experience balancing financial governance, operational discipline, and long-term strategic growth initiatives. Compensation depends on experience but is typically up to $250/hr; however, we are willing to send qualified candidates over-budget.
