We're marketing a €5M luxury residential development with 20 premium units in Montenegro. Prime coastal location, high-end finishes, targeting affluent buyers from Serbia, Bosnia, and Montenegro (both local and diaspora). The Challenge:
Our current agency generates high lead volume but low conversion rates. We need someone who understands the Balkan luxury buyer mindset and can deliver qualified leads that convert, not just vanity metrics. What We're Looking For: A results-driven marketer who can: Create and manage Meta/bolthires ad campaigns targeting Serbian, Bosnian & Montenegrin buyers Develop compelling ad creative and copy in native Balkan languages (Srpski/Crnogorski) Implement lead qualification systems to filter serious buyers (€1M+ purchase capacity) Build nurturing sequences that maintain engagement through the sales cycle Work with GoHighLevel or similar CRM for lead management and tracking Provide weekly performance reports with clear ROI metrics Must-Have Requirements: ✓ Native-level fluency in Serbian/Montenegrin/Bosnian (mandatory) ✓ Proven track record in luxury real estate marketing (€500K+ properties) ✓ Experience targeting diaspora communities abroad ✓ Strong understanding of Balkan buyer psychology and decision-making ✓ Experience with GoHighLevel or comparable lead generation CRM systems ✓ Portfolio showing actual conversion rates, not just lead volume Deliverables: Campaign strategy tailored to Balkan luxury buyers Ad creative + copywriting in local language Weekly performance reports (leads, qualified leads, conversions) Landing page optimization recommendations Lead nurturing system implementation via CRM Budget: €800-1,500/month depending on experience + performance bonuses for conversions To Apply: Please include: 1.Case study of similar luxury real estate campaign (with metrics) 2.
