ORC is one of America’s most respected right-of-way acquisition firms, offering purpose, stability, and growth. The Right of Way Agent will provide land acquisition services, conduct valuation activities, and collaborate with various stakeholders to ensure successful project delivery throughout the right-of-way lifecycle.
Responsibilities
- Provide land acquisition services throughout the right-of-way lifecycle, in compliance with project guidelines and regulations
- Conduct and support valuation activities, including preparation and review of Waiver Valuations and analysis of appraisal reports
- Evaluate comparable sales data and market trends to support offer development and negotiation strategy
- Collaborate with appraisers, project managers, and clients to ensure defensible and well-supported valuation conclusions
- Review and correct title takeoffs, construction plans, and ROW documents
- Deliver property rights documents to owners and representatives; negotiate and secure parcels through approved counteroffers
- Submit and track offer letters, counteroffers, and Releases of Damages
- Maintain detailed contact documentation, conduct final title checks, manage back taxes, and ensure removal of compensated items
- Attend field reviews and provide weekly status reports
- Handle administrative tasks including mailing notifications, filing deeds, verifying condemnation parcel addresses, and organizing acquisition packets
- Submit vendor forms to expedite payments and support efficient project closeout
Skills
- Minimum of one (1) year of right of way acquisition experience or real estate valuations/comparative market analysis
- Valid Driver's License
- Must have an iOS or Android smartphone to access ORC systems
- Works efficiently and effectively under tight deadlines
- Can prioritize and balance multiple tasks
- Demonstrates strong organization and planning skills
- Is analytical, detail-oriented, and comfortable interpreting valuation data
- Has excellent written and verbal communication skills
- Thrives in a fast-paced environment
- Provides strong customer service
- Can adapt to new systems and software environments
- Experience performing property valuations, waiver valuations, or assisting in appraisal development
- Background in appraisal review, comparable sales analysis, or market research
- ODOT Prequalification in any of the following, Value Analysis, appraisal, negotiations, titles, relocation, or closings
- Coursework or licensure related to real estate sales or appraisal (e.g., Appraiser Trainee, Licensed Appraiser)
