Job Description
We are seeking a detail-oriented Vacant Land Due Diligence Analyst to support our land acquisition strategy by performing structured due diligence on vacant land parcels scheduled for public auction on January 7, 2026 and January 21, 2026. The analyst will review, verify, and annotate a provided list of parcels to determine investment viability, risk flags, and bidding eligibility, allowing us to make rapid, informed bidding decisions. This role is critical-path to our acquisition process and requires strong research skills, consistency, and the ability to work independently with minimal supervision.
Scope of Work You will be provided with a spreadsheet of vacant land parcels scheduled for auction, bolthires investment criteria and decision rules, and county-specific research links and reference materials. Core Responsibilities Parcel Identification & Verification -Verify Parcel ID / APN -Confirm county and municipality -Confirm lot size (acres or square feet) -Review legal description Zoning & Use Feasibility -Identify zoning designation -Determine permitted and prohibited uses -Confirm minimum lot size requirements -Identify setbacks, overlays, or special restrictions -Confirm HOA presence if applicable Physical & Access Review -Determine road access (paved, unpaved, easement, or landlocked) -Review topography (flat, sloped, flood-prone, wetlands if available) -Identify corner vs interior lot when applicable Utilities & Infrastructure -Confirm electricity availability (nearby or on parcel) -Identify water source (public, well, none) -Confirm sewer or septic eligibility -Flag obvious utility limitations Environmental & Legal Red Flags -Check flood zone status -Identify conservation, wetlands, or protected land indicators -Flag known environmental restrictions where publicly available -Confirm property tax delinquency status -Note special assessments or known liens where available Market & Investment Notes -Assess estimated marketability -Flag deal killers or major risk factors -Provide a short qualitative investment summary (1–3 sentences) Deliverables -Annotated spreadsheet in AirTable with standardized notes for each parcel -Clear GO / CAUTION / NO-GO recommendation per property -Highlighted priority parcels for auction bidding -Completion prior to auction deadlines
Required Skills & Experience -Experience with real estate due diligence, preferably vacant land -Familiarity with county assessor, GIS, and zoning websites -Strong spreadsheet documentation skills -Ability to follow structured decision criteria consistently -High attention to detail and accuracy -Reliable communication and deadline adherence Preferred Qualifications -Experience supporting tax deed or foreclosure auctions -Knowledge of land investing fundamentals -Familiarity with zoning codes and land-use terminology -Experience working with U.S.
